Light and Ventilation is provided by four sliding/storm screen windows as well as there is a large picture window at the east end. Two reversible overhead fanlights with wall mount control are installed. Access is gained by a steel personnel door which supplements the two 9' x 9' and one 9' x 7' large overhead doors, two of which are equipped with electric garage door openers to allow "drive through" convenience. Beneath the 380 sq. ft. loft which is accessed by a pull-down staircase, there is a workshop area for woodworking and maintenance tasks, and a repair area for work on equipment. A four-post lift for servicing or storing vehicles or equipment is in the one bay, allowing storage beneath. Electrical service is 200-AMP 112/220 VAC with NEMA configurations for any conceivable power cord that is CSA approved and multiple standard GFI outlets are wall mounted throughout the building to allow for shop and project re-configuration. Overhead and wall mounted fluorescents provide abundant controllable lighting for general tasks and detailing. A vertical air compressor tank with adjustable pressure control provides air to the short hose with fitting adaptor and to a long hose on a hose reel with fitting adaptor. The loft and workshop areas are plumbed with vacuum pipes and gates to a portable shop vac that can function as a central vac system for cleanup tasks. The garage is wired for and includes a sound system.

Water Systems

All water for household use is soft water that is gathered through industrial size rolled aluminum LeafGuard® eaves troughs and downspouts and it is then stored in a concrete Cistern with a vinyl liner. In the event of a severe drought, collected water is augmented by purchased potable water brought in by a local water haulage contractor. The cistern water passes through a pair of cartridge water filters as it is pumped through the Pressure Tank system and then is treated to further filtration and Ultra Violet sterilization by the Whole-House VIQUA® System. The Hot Water Tank System consists of an initial 45 gal. insulated tank that receives warm water which is excess heat from the geo-thermal system. This tepid water then routes through the electrically powered 45 gal. tank that brings it to the desired temperature to serve the two kitchens and three bathrooms. Rainwater for gardening or cleanup is supplied by house and garage eavestroughs to Rain Barrels appropriately located outside, supplementing the Outdoor Hose Bib.

Waste Water System

The Septic System is located to the south of the house where there is maximum sun and drainage for the Tile Bed which is located on the tiered slope. Tank pump-out is conveniently accessible by truck under the bird bath on the south lawn. In the Lower Bathroom an OmniBasement® Waterguard® Perimeter Drainage System with integrated SuperSump® plus automatic battery backup was installed to handle unusual storm/rain events.  Additionally, the north walls in the storage space were repaired with Carbon Armour wall reinforcement and a CleanSpace® Wall System was installed to guarantee this area will stay dry and free of any dampness.

Heating and Air Conditioning

Both the Garage and House have Primary and Secondary HVAC sources. The house has an underground closed loop Geothermal system that provides heating and cooling throughout the year using only electricity for running the pump and fan to move air through the air duct system.  The related Smart Ecobee® thermostat is located in the Library of the house. In the event of extreme cold weather an auxiliary electric heating grid will pump up additional heat if required. A WETT-Certified Pacific Energy® Wood Stove located in the Great Room can provide heat for the home in the event of a power outage but the portable electric generator can also feed power to the heat pump system in the event of grid power failure.

The garage has an LG Ductless electric heat pump with heating, air conditioning and dehumidification functions. There is also a WETT-Certified Pacific Energy® Wood Stove should there be day-long winter heating requirements and for short term quick or localised heating the building is equipped at each end with 20 Amp 240VAC outlets for utilization of construction heaters if desired. Overhead fanlights in the garage assist with warm or cool air distribution.

Electrical Power

Hydro One provides single phase electricity to 106 Middletown Road as a Residential-Medium Density customer billed on a Lower Tier and Upper Tier (not Time of Use) basis. We own the pole on which their transformer is mounted and that is where the Central Meter is located serving both the house and the garage, both of which enjoy a 200 AMP Service with related Circuit Breaker Panels and features. 

Incoming power to the residence goes through a Whole House Surge Suppressor to protect all appliances and electronics. A gasoline portable Backup Generator in the Workshop/Utility Room can be wheeled outside and plugged into the Auxiliary Backup Distribution System to power all essential household circuits. GFCI Protected 15A Outdoor Receptacles are located by Sidewalk, patio areas, on Deck and two at the Garage.

Security System

Smoke detectors, motion detectors, contact door intrusion switches are installed throughout the house and a heat rise detector is linked from the garage. The system is monitored continuously and has battery backup. Communication is through a dedicated cellular line. Outdoor LED Motion activated Security Lights are strategically located but are not linked to the monitoring station.

Communication Services

Antennae are mounted on a dedicated tower at the south side of the house. A password protected WiFi hub projects a signal throughout the residence and to the garage.  ShawDirect® Satellite connections are located in all primary rooms as well as a separate antenna and outlet are located in the garage. A Rogers cellular connection feeds the wireless home telephone system which has six handsets to provide telephone and intercom service to both buildings. 

Fire Safety

The closest local fire station is in Greensville but both buildings are extensively insulated with Roxul® fire resistant insulation and the interior walls have SAFE'n'SOUND® for sound proofing and reduction of flame spread installed. An extra measure of fire protection is afforded by the pond (a.k.a. Lomax Lake) which was constructed not only as a landscape and recreational feature but as a storage facility holding up to 100,000 gallons of water for emergency standby use.

Roofing and Ventilation

Installed as recently as 2015 on the house, the IKO asphalt shingles are mould resistant and are laid over a solid wood roof deck with new flashings with partial warranty still applicable for the next five years.  An Attic Ventilation Fan was installed in earlier years but has been de-commissioned as it was not required after completion of all insulation and implementation of the geothermal system.
